Salesperson Licensing Course

According to the DOS:

“A real estate salesperson works for and is supervised by the representative broker. The salesperson acts as the representative broker’s agent. All listings, although perhaps negotiated by a salesperson, are accepted by the representative broker.”

“A real estate broker is responsible for the supervision and conduct of the real estate brokerage business. He or she applies for and holds the license on behalf of the brokerage. This person is known as the “representative broker.” All listings, although perhaps negotiated by a salesperson, are accepted by the representative broker.”

You must get your salesperson license FIRST in order to be a broker!

The real estate industry is one of the most accessible to anyone. To be eligible for a career as a licensed salesperson, an individual must:

  1. Possess a NYS Drivers License or Non-Driver ID with photo
  2. Be 18+ years of age
  3. Have United States citizenship or be a legal, permanent resident
  4. Have no felony convictions (exceptions may apply)
  5. Complete the 77-hour licensing course
  6. Submit a signed student affidavit
  7. Pass the New York Department of State Salesperson licensing exam ($15)
  8. Pass the NYREI in-person proctored final exam
  9. Find a sponsoring New York State Broker

In order to obtain your Sales License, you need 77 hours of sales class time.

You do not need to have any previous sales experience to become a salesperson, nor are there any prior education requirements. No GED required.

Unless you are a lawyer or attorney, all persons must complete 77 hours of sales time in order to obtain a license.

Anytime! Sales classes are offered seven days a week in our Manhattan office (Mon-Thurs 9am, 1:30pm and 6pm. Fri-Sun 9am and 1:30pm). We also offer our Salesperson program online.

You may need to take notes during the lessons, so bring a highlighter and a note pad. We also offer our students a textbook authored by one of our certified instructors for a fee of $50.00.

We accept cash, money order, credit or debit card. We do not accept personal checks.
Yes, Platinum Package allows you to combine classroom and Zoom hours.

Yes! Registration is always ongoing, and you can attend the same day. Please arrive 30 minutes prior to the class start (for a list of class schedules, click “schedules” on our index tab).

You have four (4) months from the time you attend your first course to complete the sales course and school exam.

NYREI offers its students a one month and a two month extension after four months. We encourage all students to finish within 4 months.

One Month extension fee is $100

Two Month extension is $150.

Each class is approximately 2 ½ to 3 hours long.

The Salesperson course includes 20 modules (classes) that will give you all the information you need to be a salesperson.

It is only included in our platinum package, otherwise it is $50.

Yes. You can re-attend any class as many times as you like within the 4 month period that you paid for, but you only get credit for each chapter once.

Absolutely! Tutoring sessions are held by our certified NYREI instructors every week. You can also purchase private tutoring sessions with our certified NYREI instructors.

No, all our lessons are independent of one another. You don’t need information from one lesson in order to move on to the next one. You can start classes in any order.
You must take our school exam. Upon achieving a 65% passing grade or higher, you will receive a certificate of completion.

No worries, you can always schedule to re-take the exam with one of our counselors. You have three attempts to pass the exam within 4 months from the start of the Class. A $25.00 fee will be assessed after the third attempt.
You will receive a certificate of completion. Save this certificate, as it proves you’ve completed all coursework. The State Department may or may not ask you to mail it in to them at some point. If you haven’t done so already, you must obtain an eAccess account on the New York Department of State website. This account will allow you to register for your state exam.
Yes, you can take both the state and school exam in any order you like, but you must successfully pass both exams in order to apply for your license.
NYREI does not administer the State Exam. You must go to your local Department of State to take the exam. Exams are held every Tuesday. The cost for the exam is $15.00.
Congratulations! You now must find a broker to sponsor you. Once you’ve done so, you can formally apply for your Salesperson License. The cost to apply for your sales license is $55.00. Once you receive it, you can start working immediately.

Your passing school exam is good for eight (8) years and your passing state exam is good for two (2) years.
No, no degrees are necessary to obtain a salesperson license.

Broker Licensing Course

The Brokers License Course is 75 hours in total.

To be eligible for a career as a licensed broker, an individual must:

  1. Possess a NYS Drivers License or Non-Driver ID with photo
  2. Be 20+ years of age
  3. Have United States citizenship or be a legal, permanent resident
  4. Have no felony convictions (exceptions may apply)
  5. Be able to show proof of 3,500 points based on transactions as an agent or  5,200 points through equivalent experience in general real estate business
  6. Complete 75 hours of online broker qualifying coursework
  7. Submit of a signed student affidavit
  8. Pass the NYREI in-person proctored final exam
  9. Pass the NY Department of State Broker licensing exam ($15)
  10. Apply for a Broker license ($155 for two years)

In July of 2008, the Department of State changed the sales course hourly requirement from 45 hours, to 75 hours. Those already licensed prior to July 2008, who are now going for their brokers license are responsible to take the new additional 30 hours from the sales person’s class (sessions 13-20)

I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 45-hour salesperson course. What other courses do I need to complete?

You will need the 30-hour salesperson remedial, a two-hour continuing education course on Fair Housing and/or implicit bias training, and the 75-hour broker course.

I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 45-hour salesperson course, the 30-hour salesperson remedial course and the 45-hour broker course. What other courses do I need to complete?

You will need to complete the 32-hour broker remedial course.

I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 75-hour salesperson course. What other courses do I need to complete?

You will need to complete the 75-hour broker course and a two-hour continuing education course on fair housing and/or implicit bias training.

I am applying for a Real Estate Broker license on or after December 21, 2022, and I have completed the 75-hour sales and the 45-hour broker course. What other courses do I need to complete?

You will need to complete the 32-hour broker remedial course.

To be a broker, you must accrue 3500 points in sales.
You can find an itemized list of point values for sales transactions on the Department of State website. Point values can be found on the 4th page of the broker’s application.

According to the DOS: “If completing the broker course for continuing education, you must also complete 2.5 hours of ethical business practices and 1 hour of recent legal matters topics to satisfy the requirement.”

You can always retake the Brokers exam the next time it is offered. You have three attempts to pass the exam during your four months. A $25.00 fee will be assessed after the third attempt.

Congratulations! You now must apply for your Brokers license. The cost to apply for your Brokers license is $155.00. Once you receive it, you can start working as a Broker immediately.
 

Continuing Education

When a license is due for renewal, the licensee will be notified in two ways: a postcard reminder will be sent to the licensee’s business address and an email reminder will be sent to the email address provided in the licensee’s eAccessNY account.
The New York Department of State requires licensees (both salespersons and brokers) to successfully complete 22.5 hours of approved real estate continuing education within their two year license term.

No. A recent legislative amendment REMOVED the 15-year real estate broker continuing education exemption and now requires all brokers who were previously exempted to complete continuing education starting July 1, 2021.

Yes. There are 5 classes required.

According to the DOS: “All licensees must successfully complete 22.5 hours of approved continuing education. The education must include at least 2 hours of instruction pertaining to cultural competency, 2 hours of instruction on implicit bias, 2.5 hours on the subject of ethical business practices, at least 1 hour of recent legal matters, at least 3 hours of instruction pertaining to fair housing and/or discrimination in the sale or rental of real property or an interest in real property and at least 1 hour of instruction pertaining to the law of agency except in the case of the initial two-year licensing term for real estate salespersons, 2 hours of agency related instruction must be completed within the two-year period immediately preceding a renewal.”

Real estate professionals must complete 22.5 hours of continuing education every two years to keep their licenses active.

  • 77-hour Brokers course (must complete course & school exam in its entirety to get continuing education credit)

If you do not renew your license, you cannot conduct any real estate activities that require a New York State real estate license in accordance with Article 12-A of the Real Property Law. There are no grace periods that allow you to continue working while not licensed. You have two years from the date your license expires to renew your license. If you fail to renew within that period, you will be required to pass the state written examination. No continuing education will be required to repeat the licensing process again.

When you submit your new salesperson application, you must include the following: your new examination results, application fee, and a copy of your expired license/pocket card or ORIGINAL proof of completing the salesperson course. If possible, it is better to submit original proof of your salesperson course. If you do not have an original certificate, then call the school where you took the course to request another certificate. If you are applying for your broker’s license, you must submit ORIGINAL proof of your 75-hour salesperson course and 45-hour broker course, or a copy of your expired broker’s license.

NY DOS Division of Licensing Regulations

176.25 – The student must successfully complete a distance learning course within 12 months of starting the program. This includes the passing of the school’s final examination. Refer to Real Estate License Law.

176.6 – No licensed person shall receive credit for any course or course module presented in a class-room setting if he or she is absent from the classroom, during any instructional period, for a period or periods totaling more than 10 percent of the time prescribed for the course or course module. Refer to Real Estate License Law.

441.2 – A renewal period within the meaning of this act is considered as being a period of two years from the date of expiration of a previously issued license. The department shall require any applicant, who does not apply for renewal of license within such period, to qualify by passing the written examination as provided herein, and may require any licensee who has not yet passed the written examination, and who cannot reasonably prove to the satisfaction of the department, that he can meet the competency requirements, to pass the written examination before a renewal of license shall be granted;
