Fundamentals of Construction Administration Certificate (FOCA)

This unique combination of Construction Project Management (CPM), Zoning Compliance and Urban Development (ZCAUD), Fair Housing (FH) and Law of Agencies (LOA) classes will provide the participant (such as Architects, Engineers, Developers, Construction or Project Managers, Investors, General Contractors and or Sub Contractors) with the recognition for understanding standard practices of community orientation of real estate development, dealing with specialized tradespeople on renovation or refurbishing structures and safeguard the federal, state and city compliances for occupancy of various premises.

A basic review of the origin, implementation and enforcement of NYC zoning regulations. The class covers the zoning issues facing each community, zoning maps, land use regulations, definition of F.A.R. building envelope, building accessories, sprinkler requirements, real estate taxes, historic preservation, green building technology and property egress for safety This course is recommended for Real Estate brokers, engineers, bankers, developers, investors, building department expediters and appraisers.

Construction Project Management (CPM) 3 days

Course approved for New York State 22.5 hours of continuing education.

Taking the three part CPM class will provide you with a core understanding of the essential elements needed to be a successful general contractor and/or construction manager.

Construction Project Management (CPM) - Day I, 7.5 hrs

The CPM day I class provides a comprehensive approach to understand the dynamics of the construction business structure, how to formulate a reputable company, solve the puzzle as to how to review and prepare for the business plan, bidding process, understand the RFI. RFC) and RFP procedures.

Construction Project Management (CPM) - Day II, 7.5 hrs

The CPM class day II will provide a practical approach to better understanding how to craft a proposal purchase order, boilerplate contract, custom contracts and the use of AlA contracts. Understanding improved contract administration and risk management will provide you with an ability to reduce your legal services costs and make the legal counselors provide you with better contractual language to defend your company from lawsuit or defaults from clients.

Construction Project Management (CPM) - Day III, 7.5 hrs

The CPM crass day Ill will provide you with better knowledge and tools to develop your project scheduling and planning protocols and procedure. To monitor your construction labor, materials and profit margins necessary to be a successful construction manager and business owner.

Fair Housing (FH) 3.75 hrs

Course approved for New York State 3.75 hours of continuing education. This 3.75 hour class satisfies the Fair Housing requirement. This course covers basic fair housing principles which salespersons and brokers are expected to know and practice. The course also examines the Federal, State, local and regulatory codes that shape fair housing as we know it.

Students will gain a deeper understanding of the law by reviewing historical origins and social objectives. The course begins at the time in America when we had "unfair housing". In other words, people living in the forced servitude of slavery. The historical account continues through the Civil War, The Civil Rights era and the Women s and Disabilities movements to the present day. Landmark Supreme Court cases are also covered in detail along with examples of enforcement in the real estate industry. This timeline is intended to clarify, amplify and dramatize the laws we follow in real estate practice.

Law of Agency 3.75 hrs

This course is approved for 3.75 hours of Real Estate continuing education credits. Topics that are covered are listed below:
