Objectives

The course is designed to provide a practical understanding of the language and the math in a Commercial Lease. The student will learn the reason and the nuance of a lease. Get past the legalese and finally understand the reason for the language and it’s ramifications on property rights, expense pass-through’s and escalations, obligations of the tenant and the landlord, and how a well written lease protects both the landlord and the tenant and makes it easier for a landlord to finance or put a mortgage on the property. Office, retail and industrial leases will be addressed with practical examples and a PowerPoint presentation.

An actual lease was taken and dissected with each section put on a page of a Powerpoint Presentation. As the seminar presenter advances the pages, important topics, language, and concepts are highlighted. A Student Handout will be given out.

- Who is the
instructor?
-
Michael A. Raganelli has over 26 years of experience in the valuation, management, and financing of commercial real estate. Currently, he is a Valuation Services Director with Colliers International Valuation and Advisory Services here in Manhattan.
Mr. Raganelli holds the MAI designation from the Appraisal Institute, awarded in 1993, and is certified by that organization as an instructor. Mr. Raganelli is also the Chair of the Valuation Studies Department at the NYREI. He was appointed the Appraisal Institute's Ambassador to the Russian Federation (2004-2008), traveling regularly to that country for both educational and good will assignments.
Mr. Raganelli's resume includes the following positions and accreditations: - Commercial Mortgage Lender with over 15 years of experience. Portfolio lending experience with New York Life, Chase Manhattan Bank, and KBC Bank NV (Belgian). Commercial Mortgage Backed Securities experience with a NYC due diligence firm serving various Wall Street firms and Morgan Stanley. He has been a successful entrepreneur as the CEO of Raganelli & Associates, Inc. (1985-1998), an appraisal and consulting company operating in New York City.
Mr. Raganelli is a published author of textbooks and he created and produced the "In Layman's Terms" column which appeared regularly in the New York Post from 1996 to 2001. He is acknowledged by New York State and the State of Florida as an Expert Witness on Real Estate matters.
