Standard Real Estate Principles Certificate (SREP)


This unique combination of Property and Risk Management (PARM), Landlord Tenant Law (LTL) part I and part II, Zoning Compliance and Urban Development (ZCAUD), Fair Housing (FH) and Law of Agencies (LOA) classes will provide the participant (such as a Real Estate Administrators, Salespersons or Brokers) with recognition for understanding the standard practices involved with the responsibilities of occupancy of various premises in commercial, industrial and or residential structures for landlords, investors, owners, co-op or condominium boards of directors, managing agencies and or non profit organizations and safeguard the federal, state and city compliance for occupancy of various premises.

All classes are New York State approved for Continuing Education for renewal of Rear Estate Salesperson's and Broker's licensing.

Property Management and Managing Risk (RMAMR) 7.5 hrs


Course approved for 7.5 hours of continuing education

A basic overview of real estate management and asset insurance coverage and methodology. The topics will cover the financial reporting, budgeting, Insurance coverage and premiums, leasing, operations and maintenance (MEP), tenant/employee/employer relationship, computer and security technology.

New York Landlord Tenant Relationships (LTL) Parts I and II 7.5 hrs


Course approved for New York State 75 hours of continuing education.

This course will cover the laws concerning residential and non-residential tenancies in New York. It will address the rights and obligations of owners and occupants. The course will analyze lease provisions of rent-regulated apartments and commercial properties. The termination of the landlord-tenant relationship including housing court legal proceedings will be discussed in detail. Review of the language of leases for commercial, industrial, retail and residential with understanding of lease addendum, riders. attachments and exhibits.

Zoning Compliance and Urban Development (ZCAUD) 7.5 hrs


Course approved for New York State 75 hours of continuing education.

A basic review of the origin, implementation and enforcement of NYC zoning regulations. The class covers the zoning issues facing each community, zoning maps, land use regulations, definition of F.A.R. building envelope, building accessories, sprinkler requirements, real estate taxes, historic preservation, green building technology and property egress for safety This course is recommended for Real Estate brokers, engineers, bankers, developers, investors, building department expediters and appraisers.

Fair Housing (FH) 3.75 hrs


Course approved for New York State 3.75 hours of continuing education. This 3.75 hour class satisfies the Fair Housing requirement. This course covers basic fair housing principles which salespersons and brokers are expected to know and practice. The course also examines the Federal, State, local and regulatory codes that shape fair housing as we know it.

Students will gain a deeper understanding of the law by reviewing historical origins and social objectives. The course begins at the time in America when we had "unfair housing". In other words, people living in the forced servitude of slavery. The historical account continues through the Civil War, The Civil Rights era and the Women s and Disabilities movements to the present day. Landmark Supreme Court cases are also covered in detail along with examples of enforcement in the real estate industry. This timeline is intended to clarify, amplify and dramatize the laws we follow in real estate practice.

Law of Agency 3.75 hrs


This course is approved for 3.75 hours of Real Estate continuing education credits. Topics that are covered are listed below:
